Will your attic work?
- Headroom. Habitable rooms need enough ceiling height over a large share of the floor. Many Capes and colonials need a dormer to get there.
- Floor strength. Attic joists were often sized for storage, not bedrooms. We check and reinforce.
- Stairs. Pull-down ladders don't count. The space needs a code-compliant stair.
- Egress. A bedroom needs an escape window, which a gable or shed dormer can provide.
- Comfort. Insulation and heating and cooling make or break an attic room.
